Hello to all those who read the paper and watch the evening news being informed that the Florida real estate market is in the tank! I am here to say that that is probably true for some areas of Florida. Just as some sectors of the stock market are in the tank and some are not. Just as some commodites have skyrocketed in price and other have languished. Well the Sarasota real estate market is not in the tank. It is buzzing with activity. For those of you who are looking for the bottom, we have found it. Now is the time to buy!
The Longboat Key Club, one the most prestigious resorts in America, has recently announced a $500 million dollar project to redesign the island side golf course, improve tennis facilities, build a 20,000 sq ft spa and fitness center, build a hotel and build several hundred condominiums. This will serve to further increase property values on the Key and surrounding areas. All this in addition to its current full service resort.
Sarasota is unique among most, if not all, communities in Florida. While others are saddled with unstable markets, Sarasota is managing its current market inventory, sales are strong, and Sarasota is building and looking to a very bright future.
Most people from out of state come to Sarasota expecting to find a real estate selling at fire sale prices. NOT true! If you want that go to Miami. We had hyper appreciation 2003 - 2006. We had investor enthusiam and did over build. But, significantly less than most all other Florida communities. Prices have decrease about 20 - 25%, year over year decline in sales has reversed and property is selling at a stepped up pace. Don’t miss this opportunity to buy.
